This program is only for homeowners who currently have an FHA-insured mortgage. If your loan is conventional, VA, or USDA — this isn't the right program, but we have other great options.
The new rate must be at least 0.5% lower than your current rate, or your total payment (including mortgage insurance) must drop by at least $50/month.

VA IRRRL — VA Streamline Refinance
The VA Interest Rate Reduction Refinance Loan (IRRRL) is the most borrower-friendly refinance program available — exclusively for veterans and active duty service members with existing VA loans.
You must currently have a VA-guaranteed mortgage on the property you want to refinance. The IRRRL replaces your existing VA loan with a new one at a lower rate.
The IRRRL must result in a lower interest rate — or move you from an adjustable-rate mortgage (ARM) to a fixed-rate mortgage. This is the "net tangible benefit" requirement.
VA loans never require private mortgage insurance (PMI), regardless of your loan-to-value ratio. This saves most borrowers $100–$300/month compared to conventional or FHA loans.
The VA funding fee for an IRRRL is just 0.5% — far lower than the 2.15%–3.3% on a VA purchase loan. Veterans with a service-connected disability rating are exempt entirely.
