Options Home Loans LLC ("Options Home Loans," "we," "us," or "our") is a licensed mortgage broker (NMLS #2221613) operating in California and other states. We are committed to protecting the privacy and security of your personal and financial information. This Privacy Policy describes how we collect, use, share, and protect information in connection with our website at optionshomeloans.com and our mortgage services.

When you are no longer our customer, we continue to share your information as described in this notice. However, you can contact us at any time to limit our sharing.

How do we protect your information?

To protect your personal information from unauthorized access and use, we use security measures that comply with federal law. These measures include computer safeguards and secured files and buildings. We restrict access to your personal information to those employees and service providers who need to know that information to provide products or services to you.

How does Options Home Loans collect my personal information?

We collect your personal information, for example, when you:

  • Apply for a mortgage loan or pre-approval
  • Submit a rate quote request or contact form on our website
  • Give us your contact information
  • Show your driver's license or other identification
  • Pay your fees or provide financial documents

We also collect your personal information from others, such as credit bureaus, affiliates, or other companies.

2. Fair Credit Reporting Act (FCRA) — Credit Information Notice

In connection with your mortgage application, we may obtain one or more consumer reports (including credit reports) from consumer reporting agencies. We use this information to evaluate your creditworthiness and process your loan application. You have the right to:

  • Know if information in your credit file has been used against you (we will provide an adverse action notice if applicable)
  • Know what is in your credit file
  • Ask for your credit score
  • Dispute inaccurate or incomplete information
  • Have outdated negative information removed
  • Seek damages from violators

We do not share your credit information with third parties except as necessary to process your loan application (e.g., wholesale lenders, title companies, appraisers) or as required by law. We do not use your credit information for marketing purposes without your consent.

3. Telephone Consumer Protection Act (TCPA) — Communications Consent

By submitting any form on our website, you expressly consent to receive calls, emails, and text messages (SMS/MMS) from Options Home Loans LLC and its authorized representatives at the phone number(s) and email address(es) you provide, including calls and texts made using an automatic telephone dialing system (ATDS) or pre-recorded or artificial voice messages.

Consent is not a condition of purchase or loan approval. You may opt out of text messages at any time by replying STOP to any text message. You may opt out of marketing calls or emails by contacting us at [email protected] or (888) 446-8714.

4. Real Estate Settlement Procedures Act (RESPA)

As a licensed mortgage broker, we are subject to RESPA. We are required to provide you with a Loan Estimate (LE) within three business days of receiving your complete loan application. We do not accept kickbacks, referral fees, or unearned fees in connection with real estate settlement services. We may receive compensation from wholesale lenders in the form of lender-paid compensation (yield spread premium / broker compensation), which will be disclosed on your Loan Estimate and Closing Disclosure.

We do not share your loan application information with settlement service providers for marketing purposes without your consent.

5. Home Mortgage Disclosure Act (HMDA)

We are required by federal law to collect certain data about mortgage loan applications we receive, including information about the property, the loan, and the applicant (including race, ethnicity, sex, and age). This data is collected for the purpose of fair lending analysis and is reported to federal regulators. The collection of this information is required by law and does not affect your loan application or approval decision.

6. Fair Lending & Equal Credit Opportunity

7. California Consumer Privacy Act / California Privacy Rights Act (CCPA/CPRA)

Right to Know

You have the right to request that we disclose what personal information we collect, use, disclose, and sell about you, including the categories of personal information, the categories of sources, the business or commercial purpose for collecting it, the categories of third parties with whom we share it, and the specific pieces of personal information we have collected about you.

Right to Delete

You have the right to request that we delete personal information we have collected from you, subject to certain exceptions (e.g., information needed to complete a transaction, comply with a legal obligation, or detect security incidents).

Right to Correct

You have the right to request that we correct inaccurate personal information we maintain about you.

Right to Opt Out of Sale or Sharing

We do not sell your personal information and do not share it for cross-context behavioral advertising. You do not need to submit an opt-out request for these activities.

Right to Limit Use of Sensitive Personal Information

We use sensitive personal information (such as Social Security numbers, financial account information, and precise geolocation) only as necessary to provide mortgage services and as required by law. We do not use sensitive personal information for inferring characteristics about you.

Right to Non-Discrimination

We will not discriminate against you for exercising any of your CCPA/CPRA rights.

How to Submit a Request

To exercise your CCPA/CPRA rights, submit a verifiable consumer request by:

We will respond to verifiable consumer requests within 45 days. We may extend this period by an additional 45 days when reasonably necessary, with prior notice. We will not charge a fee for processing your request unless it is excessive, repetitive, or manifestly unfounded.

Note: Certain personal information collected in connection with a mortgage application may be exempt from CCPA/CPRA deletion requests under the GLBA or FCRA.

Authorized Agent

You may designate an authorized agent to submit a request on your behalf. We may require written proof of the agent's authorization and may verify your identity directly.

8. Cookies, Tracking Technologies & Analytics

Our website uses cookies and similar tracking technologies (pixels, web beacons, local storage) to operate the site, analyze traffic, and measure the effectiveness of our advertising. Specifically, we use:

9. Data Retention

We retain personal information for as long as necessary to fulfill the purposes described in this policy, comply with legal and regulatory obligations, resolve disputes, and enforce our agreements. Mortgage loan records are generally retained for a minimum of three (3) years from the date of application (or longer as required by applicable law, including RESPA, HMDA, and state record-keeping requirements). Financial records may be retained for up to seven (7) years.

10. Data Security

We implement administrative, technical, and physical safeguards designed to protect your personal information against unauthorized access, disclosure, alteration, and destruction. These measures include:

  • SSL/TLS encryption for all data transmitted through our website
  • Access controls limiting employee access to personal information on a need-to-know basis
  • Secure storage of physical documents
  • Regular security assessments of our systems and practices

No method of transmission over the internet or electronic storage is 100% secure.
